I explain that I'll use LOIs and I won't have him/her to write up anything until after I have an accepted LOI, and I won't schedule any visits for properties that I don't already have under contract.We need to realize that a Realtor's time is his/her most valuable asset, and a little consideration goes a long way.

If I was reasonably assured of some upside potential I might place less way weight on current negatives, but those current negative will effect the price I am willing to pay.Would I buy an apartment with a 6 cap, maybe.

Charles is 100% correct – you can’t go just by the numbers at an auction – you need to do a lot of research before you get there – get the list prior and make some visits to homes – get in them if you can – find out if your getting Quit Claim or Warranty Deeds – find out what leans are coming off or staying on etc….These are good places to get good deals but you do need to do a lot of research first.
