Jonathan, Thank you for your response, most of them are negative returns, I saw very little can get 3-4% using underwriting assumptions, 5% vacancy, 5% Capex, 5% maintenance, 8% management.I've seen broker's offer memorandums using 0-3% vacancy, 2-3% capex, 2-3% maintenance and 0-5% management to push 6-8 cap and 8-10% returns.I've seen $100-120k per door with 2 bed, how many bed is your 19 unit with $73k/door ?

The only caution I would offer here is the assumption that property values will always go up when we certainly don't know that to be a guarantee.
