I have some potential private money investors and am looking for advice on how to structure the agreement? 

If I make the decision to sell this property and take those profits and buy several land contracts (homes for sale by the owner through land contract agreements) will I be able do a 1031 exchange?

The property manager in place when we purchased, we thought we'd hire too until we read their owner's agreement.

Addendums can be useful for parties to recognize a fine point to the lease agreement, if the initial lease had general language.

I had a client look at this property with so kind of TIC Agreement about 2 years ago. 

I have them sign a Purchase of Sale Agreement stating that I have x days for a due diligent period to both do an inspection (if I choose to do that) and find a buyer.

The owners of the car give you an agreement to abide by. 

They are on month-to-month leases with no written agreement in place anymore as the owner cant find them. 3 out of 4 units are rented with 1 tenant living there 2 years, 1 tenant living there 10 years, and the other tenant living there 13 years.

The value of the contract at closing is to be $45,000 as outlined in the attached agreement.This document is a separate agreement between the seller and Anthony Michael Minutoli-ME (the buyer).
