We are not trying to pinch pennies for the exercise and we want them to look nice to advertise our company.Do people generally have to supply logo designs in a certain format for the designers or will any standard format do?

Would being a pro member allow me to advertise my book and or future seminars to those that were interested?

It sounds like he simply abandoned the property which is covered under California Civil Code §1951.2.

The neighbors have not been super happy, which is curious since the property had 3 abandoned houses on it that had squatters in them off and on for the past 10+ years, but I guess change is hard. 

The owner lives in Ohio (the property is vacant and abandoned) and I do know that there is an income tax lien in Ohio on the owner's husband (and I assume they file jointly). 

We seemed to get better prices after we hired an advertising agency to find and negotiate opportunities.

Employer leaves town ( see  the abandon properties across the nation) and your cash flow vanishes.  

Some use craigslist, or snail mail ads or even advertise in print!

However it has been our experience that all of our rentals have "paid for themselves" (mortgages, HOA fees, utilities, advertising, and any other expenses) after our initial investment of down payment/closing costs & the cost of all of the furnishings/bedding/linens/etc needed to get the property up and running. 2) We only owned 2 of our condos on Okaloosa Island during 2017; one of them was rented 236 nights and one was rented 279 nights.
