Although I haven’t worked with him personally, he helped one of my investor clients acquire a few multi family properties a couple years back.

I prefer they mail a check and they do 90% of the time but if they really push the issue I use the previously mentioned methods. 

A few issues every now and then but works fine 99.9% of the time.

You can replicate most of these safety factors in buying real estate with a loan.

The issue here is that with investment rates as they are, I'd have to put more down (25% vs 20%) and then I'd be left with a long road to rebuild or repay that downpayment before I could repeat.
