Are they all long term?

There was a local investor meetup for Killeen, but I don't think they've met in a long time now.

All of my long term rentals are managed by a company; I have one property in my hometown and 3 properties OOS. 

Passive income is something talked about, but the majority of real estate investing is far from passive and what is called passive has payments for the passivity (management).Your why is strong, to provide generational wealth for your family and likely achieve time freedom long-term, that's awesome.

Even the long-term rentals I own people in the neighborhood have told me they don't want rentals on the block. 

Owing to the trend towards smaller,  more efficient appliances and LED lighting  electrical loads I think are somewhat less than they may have been per SF like in the 70's through 2000's when everybody had incandescent lighting and big tube TVs and refrigerators, dishwashers,  etc. that used 2 or 3x as much power as modern ones.I've had a couple turn-of-century units rewired to remove K&T and failed 'BX" (flexible steel sheathed  2 wire cable)  and agree with other posters the pricing isn't that bad as long as you can find an electrician that has some experience with that kind of work,   and sometimes it might be helpful to open up some cable routes ahead of time for them to use so they don't have to do the exploratory work.   

Something to keep in mind when you are looking for stabilized loan options for the long term.

If your giving up money just to 'control an asset' -- I'd think long and hard about that.
