To be honest, you could probably fix the violations over time...there aren't any fines for the violations and they usually can allow you a lengthy time to make the repairs.Either way I'd be happy to connect off line of the forums and talk through the violations to see how we might be able to help!

Those are the questions I'd ask myself both as a broker & investor to figure out which direction to go in, among other questions.

Since their least ends in June, I'd probably ride this out until then. 

As as  long as the tentant covers mortgage, I'd pretty much be happy.

I’d focus on trying to land this deal and getting it set up to lower your current housing payment as opposed to being able to just generate a deal that totally pays for you entirely from a duplex.
