And of course you change the way you communicate - it is now "we" and not "I"  and you conduct business with the attitude of a airline rep or a hotel manager: very friendly, but very firm.  

This could be because tenants tend to think of rental houses more as “their home” just as I would never consider a hotel room my home even if I lived there for years.

Just charge like hotels do.

A 100% efficiently building will be run more like a hotel than an apartment complex with stable long-term tenants.What is more preferred is a complex with approximately tow-thirds 1 bedrooms and one-third efficiency's (studios) and 2 bedrooms.

I currently own commercial property in Ogunquit (a hotel and a commercial rental) but would like to expand into multi family.  

Their insurance would cover them temporarily living in a hotel while the work is performed.
