I actually provide a list with any issues I already know about (small crack in front tile in foyer, bleached spot on carpet in closet, etc.), then give them two weeks to get the list back to me with any additional issues they may find.

If you could break it into four zones(one for each apartment,) you might do even better- sometimes when you only have one or two zones(for four apartments,) the hottest apartment may crack a window to regulate heat, and that is money down the drain.

If someone put up a false add it would absolutely be the last time I talked with them and I would tell everyone I know not to bother with that ya hoo    :)  incredible.. no wonder states are cracking down on these activities.

If you have a leak on your foundation, may not be anything too serious, basements leak in Michigan, however if you look around the whole basement wall and you see large cracks then I would worry about foundation issues.
