If the dog does cause damage, the tenants are responsible for that damage...like any other damage...and it can be deducted from their security deposit.Is it complete and total bulls**t that this particular dog is an emotional support animal? 

Or as @Jr T. said your last bill may have been estimated, or this is the first bill that actually has your water use on it since they bill quarterly and you have only been there 6 months, assuming the home was vacant previously.

I can not stress enough the important of having a good property manager.

But for me, this style of investing has been a triple blessing - straight cash flow, no headache and stress of being landlord, while affording hard working people the chance to stop renting after 10 years or more. 

It's a ton of money changing hands and sometimes the whole process is stressful for them.  

Also learn the process your county has for evictions....cannot stress this one enough.Next I would visit NAAHQ.org and IREM.org and look into their education manuals and programs.  

Forgot to mention the owner of the house is an elderly lady who is currently going through alot of back surgeries and cannot deal with the added stress of a rental property and cannot physically go to the house to show it.
