I will definitely be looking at good options and seeing if I can do this.

A waste of time and energy - I have zero interest in competing with the Amazon of vacation rental search sites.Now I will state this:  If Airbnb was my only option, I would probably just close shop and focus on my other ventures.

I talk with many CA investors that are just ready to leave with the equity and move to a more landlord friendly state like Nevada.Talk to a CPA and a QI about options for the exchange. 

Another option if this is strictly for investment purposes, you could try to go DSCR. we have one lender that will allow for 1-4 units (inv. prop solely) who will go as low as 620 fico, but your LTV may be limited to, say, 70%. qualifying would be based on the rents received, not off your $100k income. there are options out there, keep working at it and get a 2nd opinion even on a full-doc loan. hope this was helpful to some degree!

I always toggle between the two options of refi'ing them in a portfolio loan rather than doing them individually.
