Brokers typically have errors and emissions (E & 0 insurance) specifically for misrepresentation of facts or forgetting a disclosure.

I am new to real estate investing, essentially just helping the family with their businesses to get experience as an real estate agent first.3 unit commercial property just south of the beltline, Capital View to be specific.

I dont have a specific deal what i want to understand is the little things investors look for and analyze, if you were to get a deal what are the first things you analyze and what makes it a deal for you .

Do you have any recommendations for specific private lenders offering 30 year fixed mortgages with an LLC as the borrowing entity?

There are many facets and I would recommend to absorb all elements of investing and not just what pertains to your specific goals.

Specifically with children and obviously drinking.

Unless this syndications is specific for a single deal that isn't going anywhere.

I don't in general its necessary to move to a specific market.Having said that, while I think there are always deals in ANY market, right now Dallas is getting very tight.
