I would start with ask yourself why  you need something far away?

God forbid something happen to the spouse on the property, and the other spouse loses rights to it!

I don't think you probably get extra rent for the sunroom.I might pay something extra for the extra space on purchase, but for the most part I don't think they really add value. 

If I like what he has to say and he will agree to work on my terms, I may tell the Realtor to get serious and find something to look at and send the GC with him. 

As well as having insurance in case something bad accidently happens to the Property.
