New cranes in the air will probably not help the current rent situation from a landlord-perspective, as more competition comes (however, this usually comes along with more upscale tenants now exposed to the area). 

Your situation may be different from mine where you may or may not be able to househack like what I'm doing, but I found that I was able to find a lot more properties to work with once I shifted my focus from trying to make money on my first deal to gaining experience.     

I wouldn't know to cry or laugh in your situation.

Situations like this are the reason small claims court exists.All investors must understand that trust is not a part of doing business.

Until then, we'll just keep on making money on it.I'm in a different situation than @Omar Khan, in a completely different part of the USA.

Every state and county is very different with their tenant protections, so I think it would be wise to call your local sheriff and let them know your situation.

Does anyone have experience with this type of situation?

I hope it's not been that long...As an investor, I avoid property management companies like the plague because of situations like this. 

Has anyone ever been in this situation and if so what did you do?
