What are best strategies to find sellers who are open to owner financing?

I typically am on site multiple times a week and sometimes daily when I am doing a significant value add.It is not clear to me why Miami is not a viable market for you to BRRRR (or at least to do a value add). 

This site would be great to use, but as of right now this is awaste of my time and money.

The city said owners need to pay it, otherwise if the tenant forgets, the city will put a lien on the house.

Since we cannot earn active income but can build an LLC, you must have people work for your airbnb (ie. property manager) for it to be considered as passive income; that you are just the owner and investor.
