Sorry Jon, I left out a key piece of info- I believe I'll get September's rent in the next few days.

Pieces 2 feet across were fed in and made into chips.

We are doing a couple different flips in a neighborhood where the resale price is 70k to 100k depending on sqft and house featuresThey all have original double hung wood windows (6 panel lower and 1 piece uppers).

So you seem to be missing the rehab financing piece.

You can decide whether a mail piece is worthy of a trip to the PO or not.  

I am looking at a piece of property that will cost about $65K.

I found Steven and Jill from Land Academy and they put all of the missing pieces in place for me.

Peel off the outside corner trim piece, then get a screwdriver and a hammer and get behind the panel.
