Stay away from this or buy it and immediately raise rents so current tenants will leave (because it looks like they've trashed it), rehab and an then get the higher rents?

Again in Florida it may be different (although having a Tampa agent come on would be a big help)I went ahead and looked up the rules for the MLS in Tampa and the following is listed:"Note 1: The multiple listing service shall not have a rule requiring the listing broker to disclose the amount of total negotiated commission in his listing contract, and the association multiple listing service shall not publish the total negotiated commission on a listing which has been submitted to the MLS by a participant.

They are basically paying your rent plus property management, no PM services are worth the rent on one of the units on a 3-4 unit (25-33%).

I would raise the Vacancy Reserve to 8.34% to cover one month of rental income.You might want to include exactly what you are not sure of.

@Frank Sanchez Check if any of the paperwork you signed ( approval letter, arms length affidavit, affidavits ( these are from the servicing company ) had a restriction or if there is one on the deed.
