Cmon.You could buy it then seek a variance for the parking, sometimes attainable if you can show it wouldn't impact neighbors.

We have to move away from this "ain't worth it" mentalility and seek our chance at justice, showing that there are consequences.

The lease and tenant application should have the information you're seeking and this should have been sought after during your due diligence period.

You should seek legal advice from a local lawyer.Personally, if I were in your shoes, I would insert something like the following language in a conspicuous place to the offer:  "This offer is contingent on the current tenant's vacating the property no later than [INSERT DATE]. 

If you are looking out of state as well as local, you should seek out an agency that is licensed in many states. 

Why should a new investors seek out multiple different Lenders?
