We went the route of creating individual entities for each property they acquired because they were flipping them and wanted to protect each asset individually.

This route will allow me to buy a quad that is around 10-15 years old within the next six months.Option 2 (selling home): Try to sell our home in a marking that has not been selling much.  

My two cents is this, you likely have one of the best houses in the neighborhood (assuming not everyone rehabs), so why not at least try to let the house sell itself first, before going the route of letting the price sell the house?

If you cannot qualify for conventional you can always go the non-QM route. 

If you do go the DSCR route, just make sure you know whether or not your condo is warrantable or non-warrantable, as that plays a factor in the rate and eligibility of the asset for DSCR financing.

I didn't have any savings but knew I needed to get started and SFR was not the route for me. 5 years later my life has completely changed.

To scale I would stick on the FHA/VA househack route if that's a possibility, as the low down payments allow you to get into a property without saving up nearly as much cash.
