Those that can't I'll work with to keep them in their home.but i dont have a emergency reserve of cash.used the cash to Brrr my Son's first investment property.so I quickly put a condo (owned out right) up for sale 10k below market value. have it under agreement now with solid buyers (good jobs being of most importance)if/when it closes I'll have my War Chest

. ($50K worth of issues) Our contingency was only 15% of the estimated renovation portion of the loan, which didn’t cover the $50K so we ended up coming out of pocket almost $40K just to get everything done because the lender refused to pay the contractor out of the contingency reserve until the project was totally complete.
