It has links to your state laws so you can (and should) read them for yourself but it also includes summaries of important laws like how to handle security deposits or evict tenants for failure to pay rent.

Re-read your contract.

Zoning can help but be sure to read the code for yourself.Consider that there are  key times for what defines a separate unit -- a roommate living in the basement vs. separate entrance, utilities vs. separate utilities and a kitchen. 

I just read $4.50 foot to install copalum in swiches and outlets...but there are little purple boxes that are alternative type of pigtailing. 1970‘s track house is a good first rehab...its a modern house.

I wish I would have read this a month ago!

I just started renting it out in May, so not really in a place yet to up the rent (had family in there for a while).I have a few plans up my sleeve after reading all the recommendations.

I've read a number of threads with a lot of pros and cons to both but several threads mentioned they ended up with 5 yr term etc .. rather than a 30 year term.We have a great local credit union to work with that is easy to work with and has great rates.

Is there anything you would recommend to read up on?

The first thing I would do is read as much as possible and network too.

Recently read/heard a lot about Philadelphia real estate, and interested in Fishtown or West Philly closer to schools specifically.
