I would never use a national resource for title searches unless it was a national title underwriter. all my note transactions are done by the local title company  No national vendors all fresh title I know most don't want to do this but I am not going to be that guy that gets a client into a bad title situation.. so we are over kill for sure as we order a new escrow on each note assignment.. but hey better safe than sorry when it comes to our investors dollars.

Quick service, education, well designed website, access to account executives, etc. whatever you find important.

Then, I will go and start working on some multi-family rentals.I know you are pumped to get going, but if you haven't taken time to really devour some of these books and really spend a good bit of time in the forums educating yourself, you really could be moving too quickly. 

This way he won't have any money coming in as income BUT his tenants are buying him a small portfolio much more quickly.
