I'd focus on getting feedback.

Once you let this reality set in your focus should be on finding the right PM to work with that will not nickel and dime you to death.

Otherwise, it's really best to focus on homes you could actually buy for a fair price.Don't worry if they are truly as overpriced as you say they will become tenderized then you make the offer. 

However I must admit I also always invest in other sources of incomes so I invest in private companies where there is offered some control to me the investor and I do not ever depend on any management team that does not offer me decision making power such as in publicly traded companies.

I've learned how to focus on a specific area by the Parcel Number of the property.Many counties in Alabama offer a viewable GIS map with Parcel Sections clearly marked...except the Jefferson County GIS. 

I'm not "The Man" to these educated urban people, and I don't play up my "power".

It's losing because along with the power of leverage, comes the exponential power of using the same money over and over...never spending it. 

Your only responsibility (and focus) is enforcing the lease.

Sometime we really unerestimate the power and strength of financial traps, take heed, they can be deadly.
