RE the listing remarks, I agree that some are very poor, however there so much information in them that is very specific to that one home's features and the market we know it is most likely to appeal to, as well as information from conversations with the seller (remodels, maintenance, what they loved about the house when they bought it, etc.) ... it's one of those things that I think would be harder to delegate.

A 3/2 or 4/2 has more appeal but it also stretches into the price point where fewer people are able to afford so it's a wash.

If the net, after-tax return is still 2% better than the other investment, it might be worth taking on the additional administrative burden in exchange for a higher rate of return.Of course, if there is an equally appealing investment that does not have the tax exposure, then the simplicity factor that creates would be a checkbox item in favor of that investment.

Basically tons of resources to be better self-managers as an alternative to giving up 10% month over month of their investment which should be even more appealing when selling the unit.But once again, I'm looking for advice, so I'd love for you to poke holes in any logic or give advice as to how to position these pieces best.
