As for Wholesalers - Absolutely  "LOVE THEM",we treat them as another marketing channel - we have to give attention to - no different than direct mail campaigns need attention.We love to draft off their marketing money (direct mail, bandit signs), we also draft off theirsweat equity ( boots on the ground) - They go into our data bases - and they get emailed from us every week - We find out most of them are younger / and just starting out / and pretty good on-lineFrom my experiences - you show me a bad employee - and i will show you a bad boss!!!

Be careful on the purchase, talk to the local building inspector or building official, give them a visit at city hall before you purchase, you might not be permitted to just rehab this like your regular rehab, you  might be forced to install a new hvac/water/power/gas supply lines (this might cost up to 50k) and have the building quake proof.
