Did did a bunch of fix and flips, land contracts, rehabbed and kept a number of small (4-6plexes) multiunit residential, some single family rentals, couple commercial buildings, things went south in about 07, split with my partner to try and survive, worked day and night for another year to regroup and survive, the final collapse in 08, worst year of my life in every regard.

Also contact a broker that sells large apt buildings by going online and looking for those that are for sale and take broker out to lunch and ask them if they would like to have you as a back up plan to any management problems there company cannot solve!

You should hire licensed contractor and subs to do the work if you're not qualified, and make sure they are bonded and insured too.As for the concern over lawsuits, you can:* Buy a home warranty, (or split with Buyers)* Get the information on Home Warranties (most title companies have brochures, or you can get one online) and give it to Buyers, then put in the contract that Buyers have been provided information on Home Warranties, and have the option to purchase one at their expense.
