I say this because it will not be easy to house hack larger properties in the future as banks may frown on you going from a duplex to a triplex or quad.

But again I think if I had that much cash and consistent income I’d take a look at a few things such as larger down payments to keep monthly payments low, let’s say 50% down and keep some cash in reserves for a rainy day.

If you're paying the bills, the bank is making money.Now, you likely won't be able to get any type of primary loan product if seeking to buy a larger house meaning you'll need a minimum of 20% down at closing, and your interest rate might be higher, but those shouldn't stop you from moving forward, I wouldn't imagine.

There is actually a lot of upside on the rents by about $300/unit, but even with that built in (9k gross), you'd still be losing about $150/month so it still doesn't work without a larger down payment.

Or any of those larger cities.Get outside the city limits along major roads.Find county or small town municipalities within 1 to 10 miles of the San Diego City limits.Learn their zoning and zoning map.Look for the biggest/nastiest piece of ground that you can bulldoze and flatten. 2 acres or greater.Do two business models.

In short, 2 heads are better than 1 and you can split tasks, combine assets, and tackle larger projects because you are building a team.
