Make sure the condo has enough in reserves to not need a special assessment for items like new roof, siding, parking lot repair, pool house, etc.

If the house is vacant why would any right minded investor show up and think mhmm the house is vacant and worth less than it will cost i think ill just charge higher rent even though there is none there to begin with...LETS JUST SAY there is a investor out there that has the right idea and could figure out some miraculous way to cash flow the place and convince the owner to take the loss and walk away empty handed...

Show the combined repair costs for items to be replaced or updated along with the contractor's cost with your cash offer amount. 

So does it need windows, doors, siding, an enclosed carport to garage, drive way, updated kitchen or bath, basement fixed, roof fixed, Any repairs and costs if you ask me should be itemized.

My questions to you: What other items must I consider when carrying out a campaign?

This assumes all units are rented and there are no rent losses and all tenants pay on time and no one moves out =).

Everyone knows that cash is king, and it is undeniable that these small chinese shops popping up is killing the market, but they need cash before they "order" the items from china, how do you beat that or how do you mitigate that or better yet, how do you ride with the flow?

I know one's track record gets them funding, but don't past losses work against your record?
