The hardest part of investing is starting out I guess :) The cash flow from these units are at least 7K a month after expenses.

Join the club - I'd guess 90% of the investors I insure don't follow some or all of the above processes above and it's a legitimate exposure to you the property owner that is not inexpensively insured on your end of things.

I'm guessing the mortgage would be around 1900 - 2000$ while rent could be anywhere from 1600 to 1700$.

Could be a headache to deal with and that net not worth it, but I guess something really won’t know until your in it. not sure what you do for a living or salary so you’d have to determine if time spent on it makes sense.

Which I guess leads to the bigger lesson: know what the local market requires at closing, and DEFINITELY educate yourself on what Title Companies will and won't check for in each state.
