I think marginal gains with weekly payments to debts one at a time until paid to now stay focused.

I am interested in wholesaling to gain experience/confidence and some cash then buy and hold. 

I'm looking to gain the knowledge, funding or wisdom on how to get it, to get my start in real estate investing.

I'm thinking of doing a flip to gain the funds. 

You really need to balance the likely gain from investments with the setup cost and annual costs from the custodian.
