I think for most people, the arguent that, "it's a good investment" is mostly something that helps them convince themselves.The thought process might be something like the following:Two bedrooms upstairs for the kids...an extra den/office.. we could put your mom in their... nice living room...that's where the flat screen will go.. great garage... nice backyard for bbqs with family and friends... oh and its a good investment.Might even be considered a rite of passage into some next step of adulthood.

If you can buy newer properties at less than construction cost in the growing parts of the country, you can pretty much be certain of appreciation as the population increases and the excess supply of homes disappears.

Hi Jon, My partner and I invest in Chicago IL and are currently rehabbing a 4-flat.

I don't believe I'll ever recover the $100k, but to get a check for $30k in 3 years would be nice.Relevant info:-Our gross income for 2010 will be in excess of $220k.

In order to not have problems insuring it, is it possible to convert the flat part of the the roof to a sloped roof?
