He is an experienced investor with a track record who's talking about a bigger point - over-leveraged assets bought at inflated prices.

At the moment, I'm reviewing buy and hold properties for all cash purchases. 

But since you are asking this question I assume you are not experienced in doing it.

I've heard similar fears and predictions for over 15 years...including the global recession almost 10 years ago, yet all the while living here, I've experienced quite the opposite.   

They have good reviews from what I can see on the BBB and Google, but they’re not right for my business plan at this time.I’ve gone through almost every HML in the directory and they all have some horrific reviews attached to them.

@Kenneth LaVoie I know what you mean by the term "the itch to buy a VRBO'able vacation condo"....as my husband & I have experienced the same thing!

I mean you can get private HML at 9% apr is your experienced and banks are at 6 to 7 for their best clients.. even if you can get them to fund flips which for most is a none starter at least in our market.
