On our last flip we hired out the hard wood floors and a new deck build.

My wife and I are trying to break in to the real estate game and we have local investors, we have liquid cash we could use, and we also own a lot in a wooded area with deeded access to a large lake in Wisconsin on Lake Petenwell.

The home has a light color wood grain pergo dining room/ kitchen that butts up to the bathroom, I wanted a darker setting in the bathroom, the tile would look better imo vs a wood grain to a different color wood grain.

So work in the summer I usually do.I always do my own tiling.I never paint anymore - too dull and slow.I still like to do my major renovations: demo, cabinet install, refinishing wood flooring (sometimes)I hire out most plumbing (sometimes), electrical, and drywall work.I can do most carpentry issues - replacing rotted wood, etc.

I'm up near your neck of the woods.

Cheyenne Wyoming investors and remodel people, I have a lot of wood left from faux "beams" that we removed from our ceiling.Many potential uses.  

It has a new roof (2015) sump pump (2015) I needs new carpet whole house but owner says wood floors under.
