The more investors you involve the more complexity you'll have and the more likely it will be for you to have conflict with them in some fashion when life unfolds in a manner different than what you expected when you signed the LLC docs. 

However, when I signed my closing docs I had to certify the house was my primary residence and would be owner occupied within 60 days...

I don't know about other States, but the coverage form docs deem to be pretty well standardized. 

Under no circumstancesshould you obtain you loan docs from a title company, even if they offer as a courtesy.

Also if there are any financials or additional docs you can make it contingent on reviewing those. 

We had private loans from a friend and a family member and I just drafted a simple loan agreement doc using a draft I found online. 

You should also negotiate the lease option fee and the monthly rent in your agreement docs. 

During attorney review you review condo docs to make sure rentals ok as a backup plan.

A roof repair for 800 even though the roofer said the roof did not need replacement... power wash for 300 and weeding for like 300, this was in Euclid, Oh.... i almost fainted when i learned that the weeds and power wash cost like 700... just to check a door 75 dollars service call... i agree the pm is not the best...we have worked with three of them... the last one we had we fired after there was a water leak that damaged the kitchen ceiling and cost us about 1000 + between unfruitful repairs ( took them 3 times to find the issue) and water bills of up to 300 one month... a total disaster
