BUT I do see *CASH BUYERS only: that is usually distressed, it will probably not qualify financing*No FHA: Means it probably will not pass FHA inspection, or had FAILED*FHA ok: means they went through the inspection and passed, but deal fell through, OR agent thinks it will pass FHA

Driving for dollars, and then looking up the records on the tax assessor's site is the best way to find potentially distressed properties, but if you want to send more mail you'll use a list vendor like listsource (I like using them, but there are others). 

To date she has had good success and is hoping to continue down the same path with more guidance and direction from sites such as Bigger Pockets.Her focus has been in Northern Oakland County with distressed homes to date and it has been both rewarding and satisfying.
