Being a landlord is largely a customer service business. 

You will not have the time to dedicate to such a venture.

Approach this with dedication and with a willingness to give back and you may be surprised how far you can go.

The appliances, electrical and plumbing require custom pricing.

None of them were selling "primed" homes to their customers, and none of them were using plain white.

Customers who try to show how much they spent are not the ones they want to help, or to make exceptions for.

Zillow has "draw a custom region" which is essentially what I am looking for but they are not the most upto date.Redfin doesnt seem to even allow multiu zip code searches

The reason I never use custom calculators is that I don't know if they 1. used the proper formulas and 2. what assumptions they made and 3. the degree of rounding used (I go out for the full 8 digits).

Typically even on a deal that I only syndicate to one other bank I have a 150 page credit agreement / 15 page note / CAP / Flood Docs / Insurance Docs / and that is just the tip of the ice bergIn addition, Syndicated Real estate transaction have so many compliance pieces that we have entire teams dedicated to them.Very simply put a syndicated loan is one where there is a primary agent and that agent then brings in or syndicates the deal to other lenders to spread the risk.
