I've been looking at the pre-foreclosures and foreclosures on the BiggerPockets Marketplace, but haven't scheduled any viewings or called about any of the properties to find out the condition they are in or any repairs that may be needed.

While we hope to someday go for students to get the higher income they bring, we want to start by seeing if we can get a family in the upstairs unit of one 2-family - especially given the nicely renovated condition and unusual combination of central location linked to top suburban school district as a possible attractor.Being new to this, I've spent the past few days reading a lot of info on this site to get educated on the rental process - very helpful.

Property is is good condition, so appraisal wont be an issue and it was never listed on the MLS, I have an email into escrow on if my assignment contract will cause problems.

I do keep vacant units air conditioned at 79 degrees, on units I am rehabbing (one of them going on 2.5 years, don't ask LOL) I close off most vents and returns and I also relocate the thermostat to a location that makes more sense as I work.

Some of these homes had been abandoned for several years so the poor condition & the responsibility to correct was accepted by the purchaser.
