Your subject is not moving and you have time... something that is inexistent in other part of the photographer activities.

If you don’t want to be as active in your property’s management (i.e. you’re not cut out for “by owner” management), then hire a good property manager to handle the nitty-gritty details like prepping the home for the next tenant.

Outside of investing actively in real estate, another route you could take is becoming a private / hard money lender.

Generally for tax "activities" are reported by "trade or business." 

I don't hear from them that they're actively searching for my next investment.

Maybe if they were short term rentals of some other more active business model you might get away with it.
