I haven't any people with whom I know who are interested in RE, my mother, the agent, isn't exactly helpful, and I haven't a ton of money left for investment because of the useless courses I've purchased.I do hope to come across positive people, and people who've done this work, and would like to assist some of us who want to learn by doing.

I felt that there was no more upward mobility for me at work, and with both my wife and putting in 11 hours a day so we could afford to live in one of the few useable school districts for our son (that we weren't seeing for more than a couple hours a day), we felt it was time to realize the appreciation on our house and jump ship.

You can do lease option or subject 2 if the property is DESIRABLE or needs minimal repairs.If the property needs work and its upside down, its pretty much dead.

If you take a look at my posts from November 26, 2010 (House #19, Budget Recap) and September 27, 2012 (House #35, Budget Recap), those will give you a decent idea of how I broke down the budget on two properties that started as shells (you can look at the pictures for those houses to see what they looked like before and after to see the amount of work and finish level).Please don't rely on any of my pricing -- costs will vary by location, type of house, contractors, time of year, level of finish, and a thousand other variables -- but those two resources above can give you an idea of how to approach a big rehab and how to break down the renovation into components.
