So, when they have a portfolio imbalance, meaning they have a product that is flying off the shelf, unlike a normal business, they look at this as a problem since their sales have become too dependant on one source.

You can start the eviction process after a week, but if they've normally paid on time I'd just notify them and ask what happened and when they can pay in full, AND charge them a late fee (per your policy in the lease)
