The Idea of maybe you should sell this condo and move on to something Better for the longer run!

We need to establish SOPs that can universally applied regardless of how stable the residents' relationship seems at the time of move-in.

I really need to resolve this and move on.

Purchase price: $115,000 Cash invested: $35,000 Sale price: $240,000 Move in ready, fully renovated townhouse, 2 bedrooms with 2 1/2 bathrooms and ample closet space including walk-in closets in each master bedroom.

Remember when it rains it pours... in other words, occupancy will dip and in conjunction with higher expenses and lower/flat rents so its not just one metric moving. 

There should be an alert or something informing each party something is required before moving on to the next step.  

My primary goal is long term appreciation and I'll accept a property that breaks even on cash flow.

I don't appreciate being told I can't "move on" or am "unclear or confused" because I am telling people the truth.

I can't believe how many owners go for months with no communication and no payments, and then they eventually find out the tenant moved away, and the rental is sitting empty.

Awesome to read all of the posts and replies on BP...I can tell this is going to be a great resource for me.I'm new to the real estate game and see my first investment being in Spain (I'm moving there this fall and the plan is to be there long term.
