When I decided to try this again I made the mistake of buying nothing closer than 65 or 70 miles away.

As a new investor I am just trying to learn as much as possible so I don't make costly mistakes in the beginning and I just keep reading the 70% everywhere but it didn't seem very possible with the market I am in now.  

@Raj Parwani They are both difficult, schedule-wise, with a full time job, let there be no mistake.  

Even if you make a significant mistake it will be blunted by not needing to pay additionally to live.Insurance should be easy to quote.  

New construction is very capital intensive, so mistakes can be costly.  

Hopefully, it will help others learn from my experience and avoid the mistakes I make (I'm sure there will be plenty!)

Often times I see the mistake folks make, which is typical to example number 2.

Say that they noticed the sign and didn't want to make a mistake buying a bad house.

I do not see how on the face of it, diversifying to another city can hurt, unless you are not versed well enough on the new area and make a mistake in due diligence.

I would like to avoid making the same mistakes and prefer to make new mistakes.Regards
