HACC's midtown campus is right there, the Broad street market is brining in a lot of foot traffic again, new restaurants and shops popping up all over the place. 

(My best guess is these are all Mexicans working at local farms and the local slaughterhouse and when family comes up from Mexico they advise renting in this smaller complex which would be great for us).

You don't need to own a car to get to restaurants/bars/groceries/parks in Downtown Detroit and some adjacent neighborhood such as Corktown, Midtown) because everything is within walking distance. 

You as the buyer are of course paying a premium for this just as you're paying a premium to get a steak cooked for you at a 5 star restaurant.

Once you learn the ins and out of the business you know how to properly assess risk versus upside when buying a property.Example if a stand alone Popeyes restaurant paying 30 dollars a foot for a 2,500 sq ft building base rent plus NNN expenses on absolute NNN leases and only 5 unit franchisee the risk can be HUGE DOWNSIDE if corporate Mcdonald's paying the same rent per foot for the area and much stronger tenant.
