If they want to bring their cash for equity in the deal because they have confidence in the deal and/or you as an operator, then you would most likely work out a certain ROI percentage which is held secure by making the investor a part of the single-asset LLC for the deal...

Now it is time for you to get an LLC and enter the commercial loan arena.

Most lenders will make you buy in an LLC so that it is not officially owner occupied no matter what but will make it a little more difficult to do a refi into long term debt or they will make you buy in your name but sign an affidavit that you will not occupy the home.

In the interest of qualifying for residential financing it seems an LLC is not a great option for asset protection when starting out. 

I had set up the LLC as instructed and they knew my business.

Again, I was sole owner and want to make sure I can use an LLC for the property and then eventually get my wife on there as well, maybe through the llc?

I currently have a bank account for just the business, but now that I've scaled the business I have an LLC, although the account isn't tied to the EIN yet.

If this goes well or you're paying cash, you should have a sweet, new deal under your name (or your LLC's) in the next couple of weeks.I am sure I left out a thing or two so hopefully some others will pop on here and fill in the gaps, but this should definitely get you started.
