Landlord pays the bill.  

Know the costs for fixing up the property and explore ways to pay, like bank loans, FHA loans, and local aid.

Let them know who you are, how they can pay rent, and how they can communicate with you (emergency and non-emergency).

The house in under her name but the ex is paying a portion of the mortgage because she has the kids and he is the one in the mortgage.

Our tenants left without giving prior notice and did not pay for last months rent.

But, most  municipalities will settle these for 5-10% from someone who comes in and fixes the underlying issue.Some research and leg work may lead to this being a non issue (insurance company pays the claim/contractor) or maybe not…but worth putting some work into it.

Despite the small town feel, lots of research companies, an Amazon warehouse close by along with high paying science, tech, research jobs and even Costco is now building here.

The way I saw real estate at the time was, saving money, buying a multi family, live there with tenant who help pay for my house.
