Used the $10/week feature on Zillow and found a tenant in winter market for the price I wanted, and has a basic prescreening (self reported income, pets, etc.)Tenant screening - rentapplication.net (tenant pays ~$40 for credit and background check, I had results in minutes)Expense/portfolio tracking/document tracking - Stessa (recommended by my CPA)Rent collection - Zelle (free, fast, integrated with most banks, easy to help a tenant set up)Don't overthink it at this point.

I slashed my rates this winter and got my first 3 star rating on, of all things, value!

The winters are not consistently cold, so it’s not necessary (in my opinion.)

The winter months are slow for most businesses here in town.We have an airbnb and we have only had 4 days for January.

Though I assume finding a winter tenant isn’t great either.

Hey Nick - excited you're ready to run away from MA winters and come to NC.

Heating costs go up in winter, as does electric due to the reduced natural light and people being indoors more.

I was able to use a ladder to remove what was there, but the roof is still covered in snow and there's quite a bit of winter left.
