Does anyone out there have feedback on current rental pricing trends and days on the market vs. say a year ago for cities that have a high concentration of absentee owners and/or cash buyers in locations that are NOT second home hot spots (Memphis, Birmingham, Richmond, VA come to mind)?

I want to know are there any research materials or real estate journals I can get that will give me up to date information on trends or statistics on a given area ??? 

You will also learn what level and style of rehab is required for different price points and geographic areas.

After about 6 months of researching and trying to spot the trends i finally put in my fist offer on a property.

You might even gain a business partner on a deal from someone you work with, and take a early retirement together to pursue the real estate life style by design!

Based on the amount of time they have is what level of management I recommend they look into, from fully self-managed to turnkey style.
