My response was meant to answer a different forum regarding how to inform an applicant that while meeting the criteria to rent a unit, they were not selected due to fierce competition.I am a big proponent of objectivity. 

In 2010 I said I selected to not participate in a down economy, I see no reason to participate in one now.

In the past I have done better at neighborhood selection eg up and coming so it's tricky for me to do that from afar with so many regions to choose from.

What filters do you use when selecting the property you want to target in this list? 

I explained my process-application, background and credit check-- then if they were  selected I would see if I could accommodate their request or not. 

There is lots of good content here on selecting a good turnkey vendor and staying on top of things to ensure your investments perform as desired.

Suggestion: Hi Sharon, you might consider just hiring a tenant screening company or a property mgt company (just to get past the screening process), you select, or they select tenant with your input.
