If they capital you get selling it allows you to purchase more and get more cash flow than they one you have now then that would be the best route.

What route did you take: did you hire a company to do this for you or did your manually send those letters? 

Most of the information you will receive can be gained through BP, networking through local REI clubs, and time.If you want to take the quick route, fork out the cash, and speed up the process.

We are very open to any ideas and suggestions that people may have as we are going crazy wondering what the best route is to take.   

I would only go this route if you understand the crypto market and want to speculate with your earnings.If I were a home seller I WOULD NOT accept payments in crypto, for the same reason as above. 

Hard money lending seems like the “easy” route but obviously riskier.

If you went the HELOC route - how long would it take for you to pay it off?
