Especially in master planned communities which are quite attractive to investors. 

Do you have to do everything you plan to do to get fair market rent?

This is a good question since I do not want to commit mortgage fraud - my plan was to list it for rent around 90-120 day mark and file a work relocation letter with my issuer letting them know my employment situation has changed to a new location.

Now there are some improvements (kitchen remodel, bathroom remodel, upgrading windows) where that flips on its head, but it's still something to really plan through. 

What was your initial reaction to the plan presented to you?

I plan on doing more updates, such as finishing the basement into more livable square footage, but my question is just regarding the HVAC system's... 

I do plan on some reno before relisting the property.  

Is this for a strictly-investment property, or are you planning to house hack?

In a Dutch repayment plan, the borrower pays a monthly interest only payment based on the loan amount that they agreed to borrow.
